Homebuyers usually have done a lot of research and know that purchasing An Essence home means buying one that is built with high-spec materials and crafted by skilled tradespeople.

Detail-oriented practices and commitment make Essence Properties stand out. President Kevin Dhaliwal offers his thoughts on why this works so well:

Q: What pointers would you give to first-time home buyers?

A: Know what you want and then know what you can comfortably afford. Make sure that you’ve asked yourselves the hard questions if you’re thinking of buying an older home.

They should be asking questions like “are we willing to take time out from work and put sweat equity into an older home?” or “do we have a contingency fund if something goes wrong?” If the answer to any of these is no, then they should consider a new construction home from an accredited and established property developer.

Q: What should buyers look for when buying a new home?

A: Prospective home buyers should be looking at the warranty that comes with the home. This is one of the benefits of purchasing a new home from a reputable developer. Sound separation between you and your neighbour is important. Ask for which material is used in the party wall for acoustic sound. Essence Properties goes above and beyond the code expectations by using double 5/8-inch thick drywall on both sides of the party wall. This prevents you from hearing your neighbours and provides privacy in your home. In addition to quality materials, buyers should also consider if their home is close to schools, parks and other amenities. Buyers should consider a fully integrated developer whose employees will oversee not only the initial site choice and financing, but also the construction of the property and after-sales client care.

Q: Why should buyers consider Essence Properties?

A: When we work with a new homeowner, we do so on a much more personal level. At Essence, we value our customers and being able to look them in the eye to tell them that their new home is ready or that they qualified to purchase the house that they wanted is what gets each of our employees out of bed in the morning. We prefer to know the person who is going to live in the home that we are building. We’ve heard from many past clients who regularly buy properties that the aftercare that they get with a boutique property developer is better, too.

Q: What makes Essence Properties stand out?

A: Thanks to our reputation, homebuyers usually come to us having done a lot of research, so they know that purchasing one of our homes means buying one that is built with high-spec materials and crafted by skilled tradespeople.

We specialize in building properties in the Fraser Valley and have built successful relationships along the way. We are reaching out to other communities in B.C. to continue to build even better communities. Those connections and relationships allow us to be able to create communities, like our latest townhome and condo community Parc Central in Langley.

On top of that, we have strict practices when it comes to the construction of our properties: we aim to exceed the building code whenever it is possible. We use durable materials like HardiPlank siding which ensures longevity of your new home and better resale value. We use a silent floor joist system providing superior strength-to-weight ratio. Our double 5/8-inch thick drywall on the party wall exceeds code expectations to provide you with privacy between you and your neighbour. In addition to this, we have recessed pot lights throughout the unit, and custom designed closet organizers in all master bedroom closets. All of these features come standard with your Essence Properties home. Other than the above and beyond standard features we include, we wouldn’t build a home that we wouldn’t live in ourselves. We don’t build near powerlines and highways; however, we focus on how the community is around the area and which amenities are nearby for easy access.

Q: The Fraser Valley and Surrey areas seem to be attracting a lot of buyers. Do you see this trend continuing?

A: The Fraser Valley and Surrey provide a perfect getaway from the hustle of the city while still offering top-tier amenities. As more residents of other communities have families, they often look to where they can get more bang for their buck. The Fraser Valley offers that in spades. With astronomical job growth out here too, those families don’t have to sacrifice with long commutes anymore either. I don’t see that changing anytime soon.
