Surprisingly, the highest-priced property to sell last week wasn’t a single-family detached home. Although houses are still in demand across B.C., the most expensive was a three-bedroom, three-bathroom condo in the popular Yaletown neighbourhood in downtown Vancouver.

The condo, which was built in 1995, stayed on the market for just over a week before selling for almost 94 percent of the $2.4-million list price, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. Zolo director of content Romana King believes this particular condo-apartment was snapped up because of its location and views. Situated right on the water, the corner unit offers exceptional southwest vistas of Granville Island, False Creek and the Burrard Bridge, all of them protected from future large-scale development.

Another attractive feature is that rentals are permitted (with some restrictions), along with pets, including cats as well as dogs. “It’s getting harder and harder to find condo buildings that allow one or both of these options,” King explains. The unit also provides two parking spots, a 24-hour concierge, a gym, a social room and a locker for additional storage.  

The second-priciest property was a single-family home in the Richmond neighbourhood of Seafair. The house sat on the market for 89 days before selling for almost 93 percent of its $2.2-million list price. A newer build finished in 2018, this family home offers just over 3,350 square feet of living space, including five bedrooms and five bathrooms.

The third-most-expensive property to sell last week was a 12-acre hobby farm with two detached homes on the lot. The sales strategy was unique, King says. When the realtor listed the Central Okanagan property for $1.86 million more than 200 days ago, they stated that the entire lot would be sold using a so-called Dutch auction strategy, which saw the price reduced by $10,000 daily until it found a buyer. The property eventually fetched $1.65-million, just over 88 percent of list price.

We’re only in the third week of January, and sales are already up compared to the same time last year. “Sales activity in Greater Vancouver, the Fraser Valley and in most places in B.C. is above the 10-year monthly moving average, according to sales data from the boards,” King says. 

Of the sales recorded last week, 24 percent of properties sold for 100 percent or more of list price. Another 55 percent went for between 90.0 and 99.99 percent of list price, and 10 percent for between 80.0 and 89.99 percent. For the first time this year, three of the tracked properties sold for less than 77 percent of asking.
