The highest- and lowest-priced homes sold in B.C.: January 26 to February 1

After sitting on the market for 111 days, the most expensive property to sell last week was a modern single-family home in Vancouver‘s exclusive Point Grey neighbourhood. Built in 2016, the four-bedroom, five-bathroom house sold for 85 percent of the $6.25-million list price. Designed by Studio One Architecture, it features liberal use of porcelain tile and oak flooring and doors to complement steel and glass accents. Another big attraction is the 1,750 square feet of outdoor living space.

While Point Grey continues to be a preeminent community on the City of Vancouver’s west side, the neighbourhood has taken a beating over the past year when it comes to sales activity and pricing. Compared to the same time in 2019, prices have dropped an average of 40 percent, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. Based on this trend, it looks like Point Grey sales and prices will remain suppressed as the the spring selling market approaches. 

The second-priciest property: a single-family home in Victoria’s North Saanich neighbourhood of Ardmore. North Saanich was recently thrust into the spotlight after the world learned that Prince Harry and his wife, Megan Markle, were considering the area as a permanent residence after a stay at a private luxury estate over the holidays. This particular home sat on the market for 218 days before selling for $4 million, or 80 percent of its $5-million list price. Built in 1997, the three-bedroom, five-bathroom property offers waterfront views and has undergone a massive renovation that takes advantage of West Coast style and updated and integrated smart technology, while keeping a timeless, traditional aesthetic.

The third-most-expensive property to sell last week was a new-build condo in Victoria. The three-bedroom, two-bathroom condo-apartment lasted just one day on the market before selling for 100 percent of the $2.86-million list price.

Details from each of B.C.’s real estate boards for the highest- and lowest-priced properties sold across the province last week are provided below.

Sales activity continues to be steady throughout B.C. as January 2020 winds up the start of this new year. Of the sales recorded last week, 22 percent of properties sold for 100 percent or more of list price. Another 63 percent went for between 90.0 and 99.99 percent of list price, and 11 percent for between 80.0 and 89.99 percent. Only one of the tracked properties sold last week went for less than 70 percent of the asking price.

Zolo is Canada’s largest independent national brokerage. The firm was launched in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, a former co-founder of a business-to-business e-commerce operation. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage.
