The first week of February saw brisk activity in B.C. real estate markets, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness.
The most expensive property to sell last week was a single-family home in South Okanagan community of Princeton. Listed for $6.5-million, the five-bedroom, seven-bathroom property sold for 100 percent of its list price after two months on the market. The post-and-beam house, which sits on a one-acre lot, offers more than 8,800 square feet of living space on the shores of Otter Lake. Advertised as a year-round home, a luxurious, idyllic getaway for friends and family or a corporate retreat, it includes a gourmet kitchen, a wet bar, a gym, a games room and an elevator.
The second-most expensive property was a single-family home in the west side Vancouver neighbourhood of Mackenzie Heights, just north of Kerrisdale and south of Kitsilano. Built in 1992, the six-bedroom, six-bathroom main house faces Balaclava Park, but the real draw, says Zolo director of content Romana King, is an 877-square-foot, two-bedroom laneway home that makes an excellent mortgage helper. The latter, by Smallworks, offers high ceilings, skylights and a private west-facing patio.
The larger house has an open-concept main floor that includes a family room, gourmet kitchen and eating area, along with a formal dining room and living room. On the lower level, there’s a family-size rec room plus a laundry room, two bedrooms and a sauna. No wonder this home was on the market for only a week before selling for $4.325 million (almost 111 percent of the list price).
The third-priciest property to sell last week was a single-family home in the Victoria community of Esquimalt, in the Saxe Point neighbourhood. This waterfront home offers a south-facing view of Port Angeles, Washington. Despite its stunning views, it sat on the market for 76 days before going for 96 percent of the $2.45-million list price.
Not to be outdone, the fourth-priciest home was originally part of West Kettle River Ranch in the Central Okanagan. The property, located in Beaverdell/Carmi, sold for $1.64 million, or just over 76 percent of the $2.2-million list price. While the working cattle ranch consists of 432 acres, this home occupies 73 acres, with two bedrooms and one bathroom in just under 2,800 square feet of living space. It took the previous owners 283 days to sell the house, one of two that sat on the ranch.

The first week of February saw a slight increase in sales activity throughout the province, a possible sign that buyers are shaking off the winter blues and gearing up for the spring selling season. Of the sales recorded last week, 29 percent of properties went for 100 percent or more of list price. Another 63 percent fetched between 90.0 and 99.99 percent. Of the tracked properties sold last week, only one sold for less than 70 percent of asking.

Zolo is Canada’s largest independent national brokerage. The firm was launched in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, a former co-founder of a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.
More than six million home shoppers a month start their search on Zolo, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
