This 20-acre property is a short drive from downtown Langley City and sold for just under $3-million after only six days on the market

BCBusiness’s weekly snapshot of what’s selling around the province

Typically, sales activity slows down in December and January. Despite fewer buyers and slower sales activity, the most expensive home sold last week was on the market for only six days, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. Zolo director of content Romana King believes the large lot size and the property's close proximity to downtown Langley City (and a short drive to the U.S. border) prompted a quicker sale.

The home on the acreage property offers just under 1,500 square feet of living space, which includes three bedrooms and three bathrooms. The real draw is the almost 11,500-square-foot barn and 2,000-square-foot shop, King says. According to the listing realtor, the property is zoned to allow for another home to built. The price tag for this property was $3.2 million, and it sold for 93.75 percent of the list price (or a dollar under $3 million). 

The second-priciest property to sell was a single-family home in the Victoria community of Saanich East. Located at the tip of the Ten Mile Point neighbourhood, the home was on the market for 215 days before selling for almost 93 percent of its $2.7-million list price. 

Third on last week’s priciest sales lineup was a family home in the popular Vancouver neighbourhood of Kitsilano. The home was listed for sale in early October but sat on the market for 92 days before selling for 85 percent of the $2.65-million list price.

Details from each of B.C.’s real estate boards for the highest- and lowest-priced properties sold across the province last week are provided below.

Going into 2020, most are expecting slower sales activity and this certainly was the case last week. According to board data, analyzed by Zolo, there were no reported condo sales last week in the municipalities covered by the Fraser Valley Real Estate Board and no townhouse sales for the areas covered by the Real Estate Board of Greater Vancouver. Of the sales recorded last week, 33 percent of the properties sold for 100 percent or more of list price. Another 42 percent sold for between 90.0 and 99.99 percent of the list price, and 24 percent for between 80.0 and 89.99 percent. No properties sold for much less than asking.
