The priciest property sold in B.C. last week was on the water in Oak Bay

Vancouver and Victoria had the priciest residential real estate sales last week. Both Vancouver properties sold quickly: a Point Grey townhouse went for $1.7 million in a single day, while a Yaletown condo fetched its asking price of $1,271,900 in three days.

The most-expensive single-family home was in Victoria’s Oak Bay. With more than 4,300 square feet of living space, including four bedrooms and five bathrooms, it was on the market for 21 days before selling for $4.63 million, just over 87 percent of list price.

At the other end of the scale, last week’s least-expensive sale was a $31,500 townhouse in the Kimberley/Alpine Resort area of the Kootenay. It was purchased for 70 percent of list price after 141 days on the market.

According to MLS figures analyzed by Vancouver-based Zolo Realty for BCBusiness, last week only three B.C. properties attracted more than list price: a condo in Nanaimo, a single-family home in Sooke and a condo in Kamloops. Nine—located in various parts of the province, including the Okanagan, Surrey, Mission, Kootenay, Kamloops and Comox Valley on Vancouver Island—sold for 100 percent of list price, says Zolo director of content Romana King, while another 19 went for 5 percent or less below asking. Overall, “of the 45 properties that sold, 20 percent sold for list price or above, and another 51 percent for between 90 and 99.99 percent—a drop from the 62 to 63 percent in this category that we’ve seen in previous weeks,” King observes.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
