Last week the Greater Vancouver Real Estate Board reported that sales in Metro Vancouver were almost 35 percent below the 10-year average for June and the lowest for the month in 19 years.

“Carnage makes the news,” says Zolo Realty director of content Romana King, adding that the weak sales activity means sellers need to temper expectations. Buyers, on the other hand, should shop and negotiate aggressively, which is what quite a few have been doing.

The most expensive home sold in the province last week is a custom new-build with ocean  views in Lands End, a stone’s throw from the Swartz Bay ferry terminal on Vancouver Island

According to MLS figures analyzed by Vancouver-based Zolo for BCBusiness, the most-expensive property sold last week was a single-family home in North Saanich on Vancouver Island. It went for $3.1 million, about 95 percent of list price, and was only on the market for 21 days.

The second-highest sale was a house in the Vancouver East/Killarney neighbourhood. It was purchased for 97 percent of asking—$2.82 million—after just six days on the market.

Across all B.C. real estate boards, there were several sales above what King calls “that magic (yet arbitrary) number of $1 million.” Of the 43 priciest and cheapest properties sold last week, 26 percent went for list price or above and another 63 percent for 90 to 99.99 percent. Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina
