This Big White property, listed for $6.3 million, took 16 months to find a buyer

BCBusiness’s weekly snapshot of what’s selling around the province

It took more than 16 months for the most expensive B.C. home sold last week to find a buyer. The 9,500-square-foot single-family residence in Big White, near Vernon, went for just 63 percent of the $6.3-million list price, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. Zolo director of content Romana King suspects that the building’s unusual style—a massive log chalet—likely prevented a quicker sale.

The second-priciest property to sell was a single-family home in the Vancouver neighbourhood of Point Grey. Listed for $3.49 million, it fetched just over 103 percent of asking after four days on the market.

Third on last week’s priciest sales lineup, in Victoria’s Oak Bay neighbourhood, also went for more than the asking price: almost 102 percent of the $2.9-million list price after 18 days on the market. Details from each of B.C.’s real estate boards for the highest- and lowest-priced properties sold across the province last week are provided below.

Approaching one of the slowest sales periods in the annual real estate cycle, activity for last week, based on Zolo's analysis, shows that 28 percent of properties sold last week went for 100 percent or more of list price. Another 42 percent sold for between 90.0 and 99.99 percent) of asking, and 9 percent for between 80.0 and 89.99 percent. For the second week in a row, two properties sold for much less than asking, both in the Okanagan.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
