In Metro Vancouver, there are a handful of neighbourhoods that command ultra-high prices of $10 million and up. Kitsilano is one of them—last week, a single-family home sold for $15.5 million, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness.

Built in 1996, this four-bedroom, five-bathroom house sat on the market for 212 days before selling for 87 percent of list price. The property is just minutes from the Kitsilano pool and across the street from the beach and the ocean, with stunning water views.

The second-priciest property to sell last week was also in the Vancouver, but this time it was a three-bedroom, four-bathroom Yaletown condo. Listed for $4.99 million, it ended up going for 95 percent of the seller’s price after 53 days.

The home that sat on the market the longest before selling last week was 393-square-foot condo in Elkford, near the B.C.-Alberta border. Built in 1980, this studio apartment took 489 days to sell, fetching 87 percent of the $59,000 list price.

As predicted, sales activity is starting to slow we get further into fall and winter weather. Only 18 percent of properties tracked last week sold for 100 percent of list price or more (double compared to the week before Thanksgiving weekend but slightly down from previous weeks). Another 43 percent sold for close to list price (between 90.0 and 99.99 percent), which is in line with prior weeks’ sales activity. For the first time in a month, one property sold for less than 75 percent of asking. The home, located in 100 Mile House near Horse Lake and listed for $369,000, went for $239,000 after sitting on the market for 125 days.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
