BCBusiness’s weekly snapshot of what’s selling around the province

Sales activity started to pick up a in mid-September with properties that had sat over the summer finally selling after the back-to-school rush. The most-expensive sale was a seven-bedroom, six-bathroom home in Vancouver‘s Arbutus neighbourhood, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. It was listed for $4.18 million at the end of July, finally going for $3.55 million. The 4,400-square-foot residence has a granite entryway, a wok kitchen, and quick access to UBC and Langara College.

The next four priciest properties were all single-family homes located outside the Lower Mainland: two in the Okanagan, one in West Fernie and another in Saanich East, near Victoria.

The home that had been on the market the longest—414 days—was a single-family home in Kamloops that ultimately fetched just under 88 percent of the $169,900 list price.

Much like the previous week, 26 percent of the properties tracked sold for 100 percent of asking or more, while close to 58 percent sold for close to list price (between 90 percent and and 99.99 percent), notes Zolo director of content Romana King. And once again, only one sold for less than 75 percent of list price: Williams Lake residence for 65 percent of the $399,900 asking price.

Sales data was obtained from B.C. real estate boards by Zolo Realty on behalf of BCBusiness. The type of information from each board may vary. Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
