The highest- and lowest-priced homes sold in B.C.: September 21 to 28

Real estate sales data for the week of September 21 to 28 sourced from real estate boards across the province by Zolo Realty

This waterfront home on Lakeshore Road in the Upper Mission area of the Central Okanagan was the priciest property sold in B.C. last week

BCBusiness’s weekly snapshot of what’s selling around the province

The most expensive property to sell last week was a four-bedroom, five-bathroom single family residence on 1.28 acres in the Central Okanagan, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. With more than 5,200 square feet of living space, it sat on the market for 234 days before selling for almost 78 percent of the $4.498-million list price.

A Vancouver home on the border of Arbutus Ridge was the second-priciest sale last week. The four-bedroom, three-bathroom house was on the market just 16 days before receiving almost 90 percent of the $3.68-million asking price. More than a third of the 2,850-square feet of living space is an unfinished basement, giving the new owners a chance to add value.

No. 3 on last week’s highest-priced sales list was a three-bedroom Coal Harbour condo on the market for 149 days before fetching $3.075 million (about 84 percent of the $3.65-million list price). The waterfront condo building was built in 2005 and offers its purchasers almost 1,600 square feet of living space along with access to a bike room, exercise centre, pool, sauna and hot tub.

The least-expensive home sold last week was in the Kootenays: a one-bedroom, two-bath, 632-square-foot condo in Sparwood, purchased for $57,500. The property on market the longest—306 days—was a two-bedroom townhouse in Whistler’s Benchlands neighbourhood that sold for just over 87 percent of the $1.599-million list price.

Last week, just 14 percent of properties tracked sold for 100 percent of list price or more (compared to 26 percent the previous week); close to 63 percent went for close to asking (between 90.0 and 99.99 percent). None sold for less than 75 percent of list price.

Sales data was obtained from B.C. real estate boards by Zolo Realty on behalf of BCBusiness. The type of information from each board may vary. Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
