A Langley home that fetched $4 million was the priciest residential property sale in B.C. last week

It’s not unusual for sales activity and prices to drop as we draw closer to the holiday season. This makes it a perfect time for buyers who are eager to find a deal.

The most expensive home to sell last week was in Langley‘s family-oriented Walnut Grove neighbourhood. After two days on the market, it fetched $3,995,000, just over 76 percent of the $5.25-million asking price, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. The custom new-build offers six bedrooms, nine bathrooms and more than 7,200 square feet of living space on a 1.12-acre lot. Big draws were luxury features like a poolside bathroom/change room; a wok kitchen; and bar, games, media and wine rooms, notes Zolo director of content Romana King.

The second- and third-priciest properties sold were also single family homes, one in Victoria‘s Oak Bay neighbourhood (sale price $2.27 million) and the other in West Vancouver’s Horseshoe Bay community ($2 million). Both sold for less than list price (91 percent and 85 percent, respectively) after two months or more on the market.

Last week, 20 percent of the highest- and lowest-priced properties sold went for 100 percent or more of asking. Another 52 percent sold for 90 to 99.99 percent of list price, with another 20 percent fetching 80 to 89.99 percent. For the first time in weeks, a property sold for much less than asking: a Dawson Creek home went for just 56 percent of the $115,000 list price after 83 days on the market.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
