The priciest home sold in B.C. last week is across the street from a park

BCBusiness’s weekly snapshot of what’s selling around the province

After almost three months on the market, the priciest residential property to sell last week finally went for almost 81 percent of the $3.9-million list price. The 4,100-square-foot single-family home, which faces a park in Vancouver‘s South Granville neighbourhood, was built in 1994, and has six bedrooms and eight bathrooms.

The three next most expensive properties tracked and sold last week, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness, were also single-family homes. They were located in Kaledon (selling for $2.4 million); Central Okanagan ($2.2 million after 345 days); and Saanich, north of Victoria on Vancouver Island ($1.8 million)—all below list price.

Sales activity picked up a bit compared to the week before, with 13 percent of properties tracked selling for more than 100 percent of list price (compared to just 9 percent the previous week, but still below mid-September’s 23 percent). Another 67 percent sold for close to list price (between 90.0 and 99.99 percent), compared to 47 percent the week before, and for a fourth week in a row no properties in our tracked list went for less than 75 percent of list price.

Details from each of B.C.’s real estate boards for the highest- and lowest-priced properties sold across the province last week are provided below

Sales data was obtained from B.C. real estate boards by Zolo Realty on behalf of BCBusiness. The type of information from each board may vary. Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.

Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.

More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
