BCBusiness takes you inside one of the most outrageously upmarket real estate offerings in the province.

Price: $14,880,000
Listing: R2639386
The skinny: Well, maybe you can figure it out.
The bling: Have you ever felt like completely redoing a perfectly fine house on a huge lot? If so, this might be the large investment you’re looking for! We’re not exactly sure what’s going on here, but if we put our detective hat on, here’s what it seems like:
This is a vast lot in Shaughnessy with a crazy backyard and an abandoned pool next to an even more abandoned hot tub. We’re not saying it looks like somewhere you’d bury a body, but we’re also not not saying that.
There’s a perfectly good, quite massive house on the premises. The listing mentions “over 6,000 square feet of living space” and “extensive use of high quality hardwood floor thru-out [sic]” on the main floor, as well as a “gourmet kitchen.”
But there are no pictures of the interior, only the property.
That’s because the property has apparently been approved for a new home with 15,000 square feet of living space, designed by architect Loy Leyland—a name the listing insists on displaying in all caps.
The house was the subject of a permit debate several years ago, when ol’ Loy was initially stymied in his attempt to build a new house on the land. It appears that decision has since been overturned.
But it’s very much unclear whether the new owner will be on the hook for the cost of actually building the house—or if that’s a set-in-stone situation. We don’t know, but it really feels like some details need to be worked out here!
“Are you ready to own a new extravagant mansion, feels like belonging to an exclusive club?” asks the listing. Grammar miscues aside, we guess simply owning a somewhat old mansion doesn’t grant you access to this exclusive club? The place is already in Shaughnessy, but only Loy Leyland gets you bottle service.
The next line is similarly out of touch. “You‘ll enjoy quick access to the luxuries & upscale attractions for which the city is so beloved.” If you think people like Vancouver because of South Granville…well, hey, I have a massive lot in Shaughnessy to sell you.
The hidden extras: No idea, because everything is hidden!
