The most-expensive residential property sold in B.C. last week was in the South Granville area of Vancouver
Sales activity during the last week of summer highlighted how buyers can find some great deals if they’re willing to wait and make offers in the slower seasons, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. The three most-expensive properties sold were all single-family homes that went for less than 90 percent of the list price.
The most expensive was a seven-bedroom, eight-bathroom home in Vancouver‘s South Granville neighbourhood. Listed for $3.98 million, the 4,437-square-foot house, built in 1990, fetched just under 84 percent of list price after sitting on the market for 139 days.
The second-priciest was in Morgan Creek in South Surrey/White Rock. It was only on the market for 33 days but sold for less than 69 percent of the $3.79-million asking price. The third-most-expensive sale was in the Malahat area of Vancouver Island. With almost 11 acres of land, the property was on the market for 357 days—the longest period in this current sold list—before fetching just over 86 percent of the $2.89-million list price. “Despite the potential deals buyers appeared to find in more-expensive properties, the summer selling season in B.C. appears to be stable,” says Zolo director of content Romana King. “Almost 20 percent of homes sold on our list last week went for list price or more. Another 41 percent sold between 90 percent to 99.99 percent of list price, and only 11 percent fetched less than 80 percent of the list price.”

Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.
More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
