The priciest property sold in B.C. last week was an estate in the Okanagan
The highest-priced homes sold last week were in Kelowna and Vancouver. The Okanagan property—a four-bedroom, five-bathroom, 5,343-square-foot house on nearly 12 acres—fetched $3.44 million, nearly 95 percent of list price. With a pool, outdoor grilling station, three-car garage and secondary residence for agricultural workers, it wasn’t for just any buyer but attracted one in a little more than two months.
The Vancouver property, a single-family home in the Cambie neighbourhood, sold for $2.9 million, one of three in the province to be snapped up in six days. The others were townhouse in New Westminster and a two-bedroom Richmond condo. The two fastest-selling properties were only on the market four days: a single-family home in Nanaimo and a townhouse in Surrey. All went for or above list price.
The property that took the longest to sell was a condo in Parksville, just north of Nanaimo on Vancouver Island, purchased for nearly 90 percent of asking price after 334 days.
According to MLS figures analyzed by Vancouver-based Zolo Realty for BCBusiness, 16 of the 50 highest- and lowest-priced properties sold last week were on the market 30 days or less. Anything longer than that is considered a stale listing, explains Zolo director of content Romana King. Why is this significant? “Often when there is uncertainty in the market, buyers, sellers, agents and analysts start to look around to try and contextualize what’s happening,” says King. “One way is to measure the number of stale listings.”
Of the 50 most- and least-pricey properties sold last week, 18 percent went for more than $1 million but just 14 percent for above list price, compared to around 20 percent in previous weeks. “This could indicate that the standard slower summer sales activity is now in effect,” King observes. “For sellers, this may mean having to adjust sale price expectations or risking letting your property sit for a bit longer on the market in an effort to get closer to your asking price.”

Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina
More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
