Real estate sales data for the week of June 2 to 8 sourced from real estate boards across the province by Zolo Realty.
Victoria was the real estate hot spot last week. The most expensive home sold in B.C. was in Uplands—and it went for slightly above the asking price of $4.45 million. Thanks to its proximity to the University of Victoria, Uplands Park and the ocean, the neighbourhood is sought after by professionals and downsizers, as well as families, notes Romana King, director of content for Vancouver-based Zolo Realty.
There were also two condo sales in the million-dollar-plus range, one in Victoria‘s Sidney-North East neighbourhood—an urban community with access to the airport and the ferry to Anacortes, Washington—and another in Vancouver’s Yaletown, popular with urban professionals and young families. The least paid for a B.C. home last week was for a condo in the Kootenays.
Realtors have to remove online listings once a sale is completed, but details—address, price, number of days on the market, size—of these plus the most- and least-pricey residential properties sold in other areas of B.C. last week are listed below, courtesy of Zolo.
Almost three-quarters of sales finalized last week were close to list price: 17 percent were at or above, while another 55 percent were 90-99.99 percent of asking. According to King, “This signals that either sellers have adjusted to match demand and expectations, or buyers are pushing harder to get into the market during the current spring selling season, which is driving prices up.”
She cautions, however, to be wary of assuming that current market activity suggests additional price increases this year—the current surge in demand is helping to inflate prices, but this is probably only temporary. “A market correction did take place across British Columbia, and major fundamentals, such as population growth and economic prospects, have not shifted too dramatically since January and February 2019, when the sales market was remarkably slow (particularly compared to 2016 and 2015 activity),” she says.

Sales data was obtained from B.C. real estate boards by Zolo Realty on behalf of BCBusiness. The type of information from each board may vary.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver with offices in Vancouver, Toronto, Calgary and Regina
More than six million home shoppers a month start their search on Zolo.ca, which also posts real estate tips and timely statistics. It also helps owners sell their homes, either on their own or through an agent.
