Real estate sales data for the week of November 3 to 9 sourced from real estate boards across the province by Zolo Realty
Last week’s priciest property, a West Vancouver home with an ocean view and almost half an acre of land, went for more than $6 million
For the second week in a row, West Vancouver saw the most expensive residential property sale, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. The single-family home in the Gleneagles area sold for just under 86 percent of the $7.38-million list price after 28 days on the market. While the 1996 house is a testament to luxury living—with more than 6,000 square feet of space, six bedrooms, five bathrooms and an unobstructed west-facing view of the ocean—the biggest draw may have been its more than 19,000 square feet of land, observes Zolo director of content Romana King.
The second-pricest property, a single-family home in the Okanagan, also came with a large lot: 15.49 acres. Although it sat on the market for 173 days, the residence went for just over 100 percent of the $3.15-million list price. Built in 2001, the house offers the new owners four bedrooms, four bathrooms and over 4,600 square feet of living space.
While sales activity is stable, at least two of the properties tracked last week sold the day they were listed for full asking price. One was a single-family home in Cobble Hill, north of Victoria, which fetched $730,000. The second was a townhouse built this year in Mission, which sold for $534,900.
While the previous couple of weeks relatively few properties (12 to 18 percent) sold for more than list price, last week almost 24 percent went for 100 percent or more. Another 61 percent fetched between 90.0 and 99.99 percent of asking, and for the third week in a row, a property sold for less than 75 percent of list price. Located in rural Invermere, it brought just under 62 percent of the $1.5-million list price after 255 days on the market.

Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.
More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
