Real estate sales data for the week of September 25 to October 5 sourced from real estate boards across the province by Zolo Realty
The priciest home sold in the province last week wasn‘t in any of the usual hot spots
You might expect that a $4.5-million home sold last week would be located in the affluent west side of Vancouver or across Burrard Inlet in West Vancouver. In fact, the most expensive property was in Langley’s Salmon River area, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness.
The five-bedroom, six-bathroom house sits on 4.63 acres and offers the new owners almost 9,000 square feet of living space (plus another 5,900 square feet unfinished). That said, it went for just under 82 percent of the $5.5-million list price after 49 days on the market.
The second-priciest sale was a single-family home in Vancouver’s Dunbar neighbourhood. Fetching 92 percent of the $3.4-million list price, it was on the market for only 10 days. The swift turnaround was thanks, most likely, to the lot size (50 by 130 feet) and its proximity to Dunbar Village and other neighbourhood amenities, surmises Zolo director of content Romana King.
The residence that took the longest to sell was a three-week time-share in a two-bedroom condo in Radium Hotsprings. After 321 days, it eventually went for $85,000—653 percent of the $13,000 list price.
Sales activity last week appeared to return to the norm, with just over 23 percent of properties tracked selling for 100 percent of list price or more (the week before, only 14 percent sold for more than list price), notes Zolo’s King. Another 51 percent sold for close to list price (90.0 and 99.99 percent), and for a second week in a row, none went for less than 75 percent of asking.

Sales data was obtained from B.C. real estate boards by Zolo Realty on behalf of BCBusiness. The type of information from each board may vary. Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Ryley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.
More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
