Real estate sales data for the week of September 8 to 14 sourced from real estate boards across the province by Zolo Realty
The most expensive property to sell last week was a condo in the West Vancouver neighbourhood of Ambleside. On the market for only four days, it fetched just over the list price of $3.89 million. The building, located on Bellevue Avenue, was built in 1975, but this two-bedroom, two-bathroom suite was renovated in 2015 and offers the new buyers more than 1,800 square feet of living space right on the waterfront.
The Ambleside condo sold for almost $1.5 million more than a single-family home in the sought-after Vancouver neighbourhood of Dunbar, according to data analyzed by Vancouver-based Zolo Realty on behalf of BCBusiness. That’s not to say the Dunbar home didn’t move fast. Sold the same day it was listed, the six-bedroom, three-bathroom residence went for just over 97 percent of the $2.88-million list price.
It turns out that properties that had been sitting on the market for a long time also sold last week, notes Zolo director of content Romana King. In the Okanagan, a single-family home that had been for sale for 396 days finally went for just under 85 percent of the $2.95-million list price. A house in Kamloops on the market for 367 days sold for just under 94 percent of the $389,900 asking price, along with another 13 properties that had been listed for 100 days or more.
“It’s not surprising to see a bit more activity in the second week of September,” says King. “Not only do you have new properties coming on the market—prepared, eager sellers who want to get a jump on the fall selling season—but you’ve also got buyers negotiating hard with sellers who have sat on their listings throughout the summer months.” As a result, 27 percent of the properties tracked last week sold for 100 percent of list price or more, 48 percent sold for close to list price (between 90.0 and 99.99 percent), and only one property went for less than 75 percent of asking.

Because real estate records are amended and updated daily, information is always changing, and it can take three months or longer to reflect final statistics.
Zolo was launched in Vancouver in 2012 by tech entrepreneurs Riley Best, who had previously started and sold a U.K online dating site, and Jason Billingsley, who had helped found a business-to-business e-commerce operation. Looking for a new venture, the pair realized that real estate was ripe for disruption. Their primary interest was sales data, but to gain access and monetize it, they needed to be a licensed brokerage. The result was Zolo, headquartered in Vancouver, with offices in Vancouver, Toronto, Calgary and Regina.
More than six million home shoppers a month start their search on Zolo.ca, which posts real estate tips and timely statistics, too. It also helps owners sell their homes, either on their own or through an agent.
